56 apartments for low-income seniors available in Inwood

56 affordable units designed for seniors are available at a new senior supportive housing project in Manhattan. Located at 37 Hillside Avenue in Inwood, the building offers senior residents social services, space to worship, and plenty of outdoor green space. Applicants must have at least one household member who is 62 years of age or older, qualifies for Section 8 benefits, and earns no more than $60,050 annually. Eligible New Yorkers will pay 30 percent of their income for the available studio and one-bedroom apartments.

Developed by RiseBoro Community Partnership and Coconut Properties, 37 Hillside Avenue is a two-phase supportive housing project designed for seniors. The first phase is a 112,000-square-foot, 9-story building offering a total of 156 studio and one-bedroom apartments, in addition to community spaces.

The property’s design team includes Architecture in Formation as the design architect and SLCE Architects as the architect of record, according to the project page. The building has been designed to meet Passive House standards for energy efficiency and utilizes sustainable features like an “air-tight continuously insulated building envelope,” “high-performance windows,” and “balanced heat and moisture recovery ventilation,” according to Morozov, the building’s MEP engineer.

Amenities include an attended lobby, a live-in superintendent, a social service office run by RiseBoro, a shared outdoor courtyard with gardens, a community room, a library enclave, a mail room, and a laundry room on each residential floor. The ground floor also includes a 7,400-square-foot worshipping space run by the Rocky Mountain Baptist Church.

The building’s minimalist copper facade has been designed to compliment the sweeping curve of the street and to age and weather over time, gradually becoming a part of the neighborhood’s natural landscape.

Nearby public transit options include the A, B, C, D, 1, and 4 subway lines as well as the Bx7, M3, M4, M98, and M100 buses.
