
A housing lottery opened this week for 143 mixed-income apartments at the former Financial District headquarters of Goldman Sachs. Redesigned by CetraRuddy and developed by Metro Loft and Silverstein Properties, 55 Broad Street is an office-to-rental conversion with 571 apartments and 25,000 square feet of amenities, including a rooftop pool. New Yorkers earning 40, 80, and 100 percent of the area median income can apply for the units, priced from $912/month studios to $3,522/month three bedrooms.

Designed by acclaimed architecture firm Emery Roth & Sons in 1967, 55 Broad was the headquarters for Goldman Sachs until 1983. Due to the rise of remote work and a slow return to the office following the pandemic, the building was only 60 percent occupied before Metro Loft and Silverstein Properties bought it in June 2022 for $180 million.
As part of the redesign, CetraRuddy took advantage of the building’s downtown location to provide most homes with skyline views, including sights of the East River and the Statue of Liberty, 6sqft previously reported.
The development utilizes fully electric power and sustainable and recycled materials, making it one of the first office-to-residential conversions to achieve LEED certification.
The Financial District has seen several office-to-residential conversions, including 25 Water Street, the largest such conversion in the nation. Other projects include 77 Water Street, 160 Water Street, 111 Wall Street, and 1 Wall Street.
Apartments at 55 Broad feature custom Italian kitchens, offering a luxurious living and entertaining experience, equipped with integrated appliances, quartz countertops, and matching backsplashes. Bathrooms feature Italian tiles, Porcelanosa vanities, and ample storage space.
Many of the residences also include home offices. Other highlights include 10-foot ceilings, oversized energy-efficient sound-insulated windows, keyless entry, and in-unit washers and dryers.



The expansive 25,000-square-foot amenities suite offers comprehensive social, wellness, and recreational spaces both indoors and out, including a rooftop pool with stunning views.
Additional amenities include a state-of-the-art “Technogym” fitness center featuring cutting-edge equipment and a yoga studio, a 24-hour attended lobby, a library, a pet washing station, and resident storage.
Leasing at 55 Broad launched last September for its market-rate studio to three-bedroom apartments. Currently, studios are available starting at $4,067 per month.
Nearby public transit options include the 2, 3, 4, 5, J, Z, R, and W subway lines, as well as several bus routes.
