Whether you’re a frequent flyer or want a speedy commute to Midtown, this new Jamaica rental across from the Long Island Rail Road and the AirTrain to JFK Airport offers brand-new apartments in a convenient location. A housing lottery launched this week for 90 low-income apartments at 94-15 Sutphin Boulevard, a 24-story building with a fitness center, rooftop, playroom, dog spa, on-site garage, and more. New Yorkers earning 80 percent of the area median income can apply for the units, priced from $2,065/month studios to $3,021/month three bedrooms.
Developed by Joel Weiss of Heartfelt Townhouse Building and designed by JFA Architects & Engineers, the mixed-use building boasts top-tier amenities like a gym, bike storage, library, art studio, children’s room, parking, and a rooftop terrace.
The project falls under the Brownfield Opportunity Area (BOA) program, a city-led initiative to identify and redevelop “brownfield” sites—former industrial or commercial sites that may be contaminated—into affordable housing. The site formerly housed a meat-packing facility, which was demolished in 2008, according to the building’s BOA application form.
The project is similar to the nearby affordable housing development at 147-35 95th Avenue, which was developed by many of the same parties behind 94-15 Sutphin Boulevard and received its BOA certificate in 2023.
Like the adjacent building, 94-15 Sutphin aims to “bring more environmentally friendly and visually benign uses, such as modern retail or flex manufacturing space” in an effort to make the area “more attractive to work, recreate and live in, and simultaneously increase economic activity,” according to the BOA form.
94-15 Sutphin Boulevard falls within a C6-4 zoning district, which permits large-scale, mixed-use developments in centrally located commercial areas.
The building is located steps away from Jamaica’s transit hub, which includes access to the F, E, J, Z, A, and S trains, numerous buses, and the Long Island Rail Road.
